Briefing on the City of Rockville Trends Report

BACKGROUND:
With this presentation, staff will provide an overview of the demographic, housing and economic trends in Rockville. Planning Commission members may also be interested in reviewing an analysis that maps disparity in the city prepared using 2020 Decennial Data and 2021 American Community Survey Five-year Estimates available at this link <https://storymaps.arcgis.com/stories/74db5d9c0ba14ede9e0e27f172f8d499>. The intent of this presentation is to provide an insight into existing conditions within the city to provide a framework to assist with planning and policy recommendations, specifically looking at strengths and opportunities for growth in the areas of diversity, affordability, and development.
The attached Rockville Trends Report discusses general characteristics of Rockville’s population. Under the demographics section, an overview of population trends, age distributions, household characteristics, and diversity as it relates to ethnicity, foreign born residents, languages and other such characteristics is provided. Data on educational attainment, housing types, costs, and incomes are included, with a spotlight on the city’s at-risk populations. Statistics of note include a slowing of Rockville’s population growth, an aging population, and an increase in housing costs for renters and owners.
Under the economic section, general employment characteristics related to job growth, industries, earnings and commute times are presented. A briefing on Rockville’s commercial real estate is also outlined. Information on city residents’ income, higher unemployment rates since 2025, and a decrease in residential permits for 2025 are figures of interest that highlight the changing economic state within the city.
RECOMMENDATION:
Staff recommend that the Planning Commission read the Rockville Trends Report and receive the presentation. We look forward to presenting the data and the subsequent discussion.
NEXT STEPS:
Staff will update the Trends Report in January 2027 with new information from the Census and other sources.
